The History of First Title Company

In 1983, a group of local investors, led by John F. Sheehy, John Bowden and the law firm of Sheehy, Lovelace and Mayfield, P.C., hired a firm from Dallas to build the first computerized title plant for McLennan County. Prior to computers, title companies used index cards to post the plant. Each document filed in the County Clerk’s office would be entered on 4 different cards and indexed by seller, buyer, legal description and address.

Our first closing was in June of 1984 and we opened our doors as McLennan County Title Company and later changed the name to First Title Company of Waco. In 1986, we opened our first branch office in the Jim Stewart Realtors building. Today, we have three offices in Waco.

Terry Stevens joined the company in 1989 and moved our title company through some tough times. He encouraged the staff to work diligent, but in an environment that was enjoyable. He built a company where customers wanted to close their transactions and where the employees wanted to come to work.

First Title Company was awarded the Greater Waco Chamber of Commerce 1995 Small Business Award. It has always been important to us to support our community. We have proudly supported Greater Waco Chamber of Commerce, Fuzzy Friends, Heart of Texas Builders Association, Waco Association of Realtors, Waco Community Development Corp, Habitat for Humanity, Toys for Tot, as well as others.

In December of 1998, we were sold to one of our national underwriters, First American Title, a Fortune 500 company. During that time our managers, Penny Dulock, Patricia Taylor and Loretta Janek, were challenged to keep the feel of a local title company and the level of customer service we were known for.

On April 1, 2010, a group of employees and local investors purchased the Waco Division back from First American Title. We are again, locally owned and operated. It is the level of experience and knowledge of our staff that has set us apart from our competition. We remain a strong leader in the title business and in our community.
